01 Feasability
We work with you to ensure the best possible start to your project. Meaning, not only ensuring you understand the path ahead, but are also represented with gravitas in the construction industry, attracting the best outcomes for your project.
Capital ensure a healthy start to your project by establishing your Client Requirements, identifying the Risks and Opportunities, setting clear Milestones and producing a Client Brief and Business Case.
We will also prepare an Order of Cost Estimate and Project Appraisal.
Should you require further guidance in bringing forward your proposal, for example if this is your first project, then we shall advise you on next steps and Gateway process to mitigate against unwanted surprises.
02 Concept
From your Client Requirements, we will draft Scope’s of Services and manage the Procurement of Consultants. Capital will manage the Design Team as various concept proposals are produced for your review.
Capital will develop Cost Estimates for each proposal alongside Risk and Opportunity Registers. We will also advise on Procurement Strategy and Programme.
On selection of a proposal to take forward, Capital will update your Client Requirements to reflect any developments made through the Concept stage.
We find, procure and manage the right team of consultants for you. You can take advantage of our Gateway Process to maximise efficiency and prevent unwanted surprises. In this stage you will develop a range of options for consideration and we will analyse the risks & opportunities of each for you before you select one to develop.
03 Planning
Capital will manage your consultant team to ensure your requirements continue to be met. We will ensure the tempo of the project is right to ensure you are never underprepared or over committed.
Through this intensive phase of design, Capital can Chair Design Team Meetings on your behalf to ensure the Client Requirements continue to be met. We will undertake a Skills Gap Analysis on the consultant team to identify any Specialist Advice required.
Capital will work with your planning consultant to engage in Planning Consultation and develop positive relationships with Statutory Consultees and the Local Planning Authority.
Ahead of any Planning Applications, we will refine the Cost Estimate into a Cost Plan and Cashflow Forecast, and update the Programme.

04 Construction
We prepare Tender Documents and will manage the Procurement of Contractors, recommending a preferred Contractor to you in our Procurement Report.
Capital can negotiate Contract Conditions on your behalf to seek a balanced Risk Profile to suit your requirements.
During Construction we continue to manage Client Retained Consultants and can act as Contract Administrator / Employers Agent / Project Manager depending on the Contract selected. Additionally, Capital will monitor Project Expenditure against Cost Plan, monthly.
We will attract, procure and manage the right Contractor for your project. Capital can handle all aspects, from preparation of Tender Documents, negotiation of terms, managing quality and changes on site and ensuring you benefit from appropriate warranties and guarantees.
05 In Use
As we approach completion, Capitals’ Soft Landings approach promotes a smooth handover. We ensure you take handover of an exemplary end product, without any loose ends. We ensure you are equipped to take on long term management and have a dependable point of contact to call upon for years to come.
On completion, Capital can settle the Final Account with the Contractor and manage the Defect Liability Period and any Adoption Process in connection with the Project. We ensure that the required Handover Documents have been received and the Client body are equipped to take on the long term management of the asset.
For existing assets, Capital can advise on Renovation and Refurbishment Works.
